Swanton Hill is a covenanted community. This means that there are a number of specific standards that must be maintained. Community rules and regulations are listed elsewhere on the website, and more fully explained in the Declaration of Covenants, Conditions, Restrictions, and Easements for Swanton Hill.
In order to maintain the attractiveness and appeal of our community, the rules and regulations are strictly enforced. The property manager and Board of Directors regularly inspect the community to ensure that property standards are maintained.
In the event of covenant infringement, the following assessments will be imposed. Unless otherwise noted, the size of the fines are set by the Board. Owners are responsible for all fines.
Pool rule violations
$100 glass in pool fenced area per incident;
All other violations $25 1st incident;
$50 2nd incident;
$100 3rd and beyond incidents.
*These occurrences are for a 12-month period.
Exterior maintenance including, but not limited to, painting, accumulated trash or debris, patio fencing, doors and windows, window treatments, siding and trim, gutters and downspouts
$25 per day until repairs/improvements are made
Window air conditioners or window fans
$25 per day for 1-3 consecutive days;
$50 per day thereafter until removed
Unleashed pets or failure to clean up droppings
$25 1st incident;
$50 2nd incident;
$100 3rd and beyond incidents.

Overnight curb parking
Parking on Swanton Hill Court (including the cul-de-sac and turnaround area) is prohibited and is unique in that it has its own Regulation.

For Swanton Hill Court: $50.00 shall be assessed for each day or time a Vehicle is parked in violation of this Regulation after written notice is given to stop.
Damaging or vandalizing common areas including gates, landscaping, pool, and tennis courts
$100 per incident plus cost of repair
Owner fails to follow lease requirementsÂ
$250 initial fine, plus $50 per day for continued violation
Delinquent assessments
A late charge equal to the greater of $10 or 10% of the amount not paid, or such higher amounts as may be authorized by the Board
And assessments/fines for other covenant infringements as established by the Board
