Exterior improvements: No construction or exterior improvements of any nature should be made or provided by an owner on a lot or part of the common area without prior written approval by the Board of Directors. This includes any grading, roof shingle style and color, change of paint color of the exterior of a dwelling, alteration of any building, fence, wall, walkway, or other structure or apparatus. Specifications must be provided to the Board of Directors for approval prior to construction, including the nature, kind, shape, height, materials, and location of the construction to be done. Modifications: Enclosing any area with screen, glass, or other material that will affect the exterior appearance of the dwellings must have written permission from the Board of Directors. No attachments, alterations or modifications can be made to the common areas, whether inside or outside the dwellings, without approval by the Board.
House numbers, mail boxes: The Board of Directors has the right to approve the location, color, size, design, lettering, and all other particulars of property identification markers. The Association will provide safe and attractive receptacles for U.S. mail or other delivered materials, and property number identifications for such receptacles.
Lights: The design, type, location, size, intensity, and color of all exterior lights, including those mounted as part of the original construction of the development or those installed at a later time, shall be subject to review by the Board of Directors.
Landscaping: Planting and landscaping, or changes to existing landscaping, must be approved through the Board of Directors by submitting plans and specifications. Swanton Hill residents shall contact the Board with concerns about trees or shrubs that may need replacement or removal.
Portable gas grills, hot tubs, spas: Portable gas grills, hot tubs, and spas may be maintained only on the patio and/or deck of a dwelling. No structural change to a dwelling, patio and/or deck may be made, nor permanent change in the utilities serving a dwelling, unless approved by the Board of Directors. Residents are responsible for following all local building codes and fire codes.
Signs: Any “For sale” or “For lease” sign advertisement shall be limited to eighteen inches by twenty-four inches. This sign may be placed only in the inside of a window of the dwelling on the lot. No more than one sign shall be used on any lot.
Sound devices: No exterior speakers, horns, whistles, bells, or other sound devices shall be located, used, or placed on dwellings, except security devices used exclusively for security purposes. These are subject to the reasonable control of the Board of Directors.
Garbage: Any Swanton Hill resident or guests who place trash or debris on any part of the neighborhood, except in specific trash containers or the specially designated city trash bags on days for trash removal, will be liable to the Association for the actual cost of removal of the trash, or a fine. Trash bins must be stored in an area not visible from the street except on trash pickup days.
Clothes drying: Clothes lines are not permitted. No clothing, rugs or other items shall be hung on any railing or patio fence in the neighborhood.
